In Haryana, the name on the deed changes the size of the cheque. For a home in the ₹7 crore range, the difference is big enough to deserve a proper family discussion, not a last-minute decision at the registration office.
The stamp duty difference
Haryana charges stamp duty on urban property at 7% for a man, 5% for a woman and 6% for joint ownership. On a 3 BHK at The Westin Residences priced at about ₹6.95 crore (2,673 sq ft at the ₹26,000 per sq ft base rate quoted in 2026), that works out to roughly:

On a ₹5 crore loan over 20 years at around 8%, five basis points saves roughly ₹1,500 a month, or about ₹3.7 lakh over the full term.
Ownership is not a formality
Putting a home in a woman's name makes her the legal owner. That is the point, and it should be a real decision rather than only a tax move. Think about succession, how the home fits into the family's wider assets, and what happens if circumstances change. A will and clear records of who paid what are sensible for every family, whichever name goes on the deed.
The tax angle
If a husband funds a property bought in his wife's name without adequate consideration, income from that property, such as rent, can be clubbed with his income for tax purposes. If she has her own income and pays her own share, the picture changes. Joint ownership, with both spouses contributing and both on the loan, can also let each co-owner claim eligible benefits under the tax regime they choose. The rules were re-drafted under the new Income-tax Act from April 2026, so take specific advice.
Practical steps
- Decide the ownership structure before the application form is signed.
- Make sure the first-named owner matches what the bank needs for any concession.
- Keep payment trails clean, with each co-owner's share paid from their own account where possible.
- Check that names match exactly across PAN, Aadhaar and booking documents.
