Today I would like to tell you about the possibility of buying a home at a court auction in Italy. I think that such a procedure is possible in many countries around the world. Usually, real estate that has been paid for with a mortgage is sold at a court auction.
And over time, if residents cannot pay the mortgage for various reasons, possibly loss of work, loss of business, bankruptcy, then the bank goes to court for debt collection or with a claim for the seizure of real estate.
In Italy, if a bank files a claim, the court considers the application and decides: to withdraw the property and exposes the tenants to the street.
They put all real estate up for auction, they post all information about the apartment in the media and on the court's website, showing the square footage, cost, and other encumbrances, the price, as well as the auction date.
And any citizen can go to the official website of the court and get acquainted with the information that is freely available. If someone liked the property, then this citizen is obliged to pay at least 10% of the specified price in advance in order to be able to take part in the auction.
And also fill out the modules for participation. During the pandemic, all the procedure takes place online. It is very important to fill out everything correctly and without errors, otherwise you may be out of the auction.
Usually the auction starts at 9.00 am on a clearly specified date and then you can track online whether there are other auction participants or you are the only participant. If there are no other participants within the first 6 hours, the action may close early and the only participant who has applied for participation wins.
This was the case specifically in our case. We were the only participants in the auction and purchased an apartment for 9800 euro, with a total area of almost 95 square meters. Today we received the keys and went to see the conditions of the new apartment.
We liked the apartment, there is practically no need to do repairs, just do a good cleaning and paint the walls, refresh the old paint. Buy new furniture and you can move to a new apartment. I am happy with the purchase.
